Bathroom Ventilation and Humidity: The Part of a Remodel Nobody Plans

Homeowners spend weeks choosing tile and about a minute choosing the exhaust fan. A year or two later the paint above the shower is peeling, the grout lines are darkening, and the mirror never clears. The exhaust fan was the most important moisture decision in the room, and it was treated like a light fixture.

Ventilation is not glamorous, but it decides how long every fixture in a new bathroom actually lasts. Here is what matters and where remodels usually get it wrong.

What ventilation is protecting

Steam from a shower condenses on the coolest surfaces in the room: exterior walls, the ceiling, window glass, the back of the door. Left alone, that moisture peels paint, feeds mildew in grout and caulk, swells wood vanities and trim, and in the worst cases damages the drywall and framing above the ceiling.

Waterproofing protects what is behind the shower walls. The exhaust fan protects everything else in the room.

What the code requires, and why it is not enough

The residential code requires a bathroom exhaust fan of at least 50 cubic feet per minute when the fan runs intermittently, or 20 when it runs continuously. The air has to be exhausted directly outdoors. It cannot be dumped into an attic, a crawl space, or anywhere else inside the building.

That minimum is sized for a small bathroom. The Home Ventilating Institute recommends about one CFM per square foot of floor area for bathrooms up to 100 square feet. For larger bathrooms, it recommends sizing by fixture instead: 50 CFM each for a toilet, a shower, and a standard tub, and 100 CFM for a jetted tub. A primary bathroom with a separate shower, a tub, and an enclosed toilet adds up to 150 CFM, or three times the code minimum.

The rating on the box is not what you get

Fan airflow ratings are measured under test conditions. In a real installation, every foot of duct, every bend, and every section of crushed flexible duct adds resistance, and the fan moves less air than its label says. Manufacturers also publish performance at higher resistance, and that number is the more honest one for most bathrooms.

The duct run deserves as much attention as the fan. Keep it short and as straight as possible, use smooth rigid duct and seal every connection. Where the duct passes through a cold attic, insulate it so warm, wet air does not condense inside and drip back toward the ceiling. And end it at a proper exterior cap with a damper, not in a soffit cavity or near an attic vent where the moisture can find its way back in.

Where the exhaust fan goes

Place the exhaust fan close to the moisture source, near the shower where the product allows. A fan installed over a tub or shower needs to be damp or wet surface rated for that location and protected by a GFCI circuit.

Large bathrooms often work better with two fans than one oversized unit: one near the shower and one in the toilet room. HVI recommends that an enclosed toilet room have its own fan.

The air a fan removes has to come from somewhere. HVI recommends at least three quarters of an inch of clearance under the bathroom door so replacement air can get in. A tightly fitted door on a new threshold can quietly choke an otherwise well-sized fan.

Controls matter more than the fan

Most bathroom fans do not fail because they are too small. They fail because someone turns them off when they leave the room.

HVI recommends ventilation continue for at least 20 minutes after each use of the bathroom, and Department of Energy guidance suggests running the fan for an hour after a shower. Nobody reliably remembers to do that with a standard switch. A timer switch or a humidity-sensing control solves the problem by taking the decision away from the person in a towel.

Noise matters for the same reason. AC Remodeling typically installs Panasonic or Delta exhaust fans rated as low as 0.3 sones. A fan quiet enough that nobody notices it running is more likely to stay on long enough to clear the room.

A window is not ventilation

Many older bathrooms rely on a window for ventilation, and the code does allow an operable window in place of a fan. But homeowners are unlikely to open one during a cold winter or a hot, humid summer. That is why Department of Energy guidance says operable windows should not be relied on for consistent bathroom ventilation.

Humidity beyond the bathroom

The EPA recommends keeping indoor relative humidity below 60 percent, and ideally between 30 and 50 percent. A bathroom will spike well above that during a shower, which is normal. What matters is how quickly it comes back down.

An inexpensive digital hygrometer tells you. If the bathroom is still humid half an hour after a shower with the fan running, something is undersized, poorly ducted, or starved of replacement air, and it is far better to find out in the first month than after the first patch of mildew.
